Leeds building boasts high occupancy

[Published March 2011 and updated June 2023] A mixed-use building in Beeston, Leeds, has reached approximately 70 per cent occupancy of its Grade A office space, despite a deflated property market, it has been reported.

The Greenhouse, which is one of the most eco-friendly, sustainable buildings in the city, has over 15,000 square feet of office space.

In developing the building, sustainable property developers, Citu, partly refurbished and partly re-built a 1930s-era hostel called Shaftsbury House.

Sturgeon North Architects helped design the layout of the building while it was still in the construction phase. The firm then moved their offices to the Greenhouse once it was complete. Director Matthew Sturgeon said: “Greenhouse has quickly become one of Leeds’ signature buildings with a very strong image and we feel it reflects well on all businesses based here by being a part of it.

“We’re in the ground floor offices and by being connected to the courtyard we feel part of the building’s activities, our visiting clients always comment on what a buzzing atmosphere there is.”

He added that employees at the firm have “bought into the ethos” of the building.

The Greenhouse claims that its energy bills are up to 60 per cent less than usual due to its sustainable construction.

The building has a 2,480 square foot conferencing suite that can seat 120 people and boasts the fastest broadband in Leeds, at 100 MB per second. The building also has a free on-site gym and shower facilities, a bicycle club and an on-site deli, which uses only locally-sourced ingredients.

Citu director Chris Thompson said: “The business world is evolving more quickly than ever, in all industries, and landlords have to acknowledge the need to adapt and be flexible to suit the changing way businesses work. It appears the commercial property industry needs to play catch up to re-build and grow again.”

As of June 2023, there was 5,141 square feet of office space available to rent at Greenhouse on Beeston Road with units starting at 320 square feet. The space had a quoting rent of £12.50 per square foot.
