Office tower tops out in central Jakarta

Britain’s secretary of state for business, innovation and skills Vince Cable was among the dignitaries attending an event to mark the important milestone in a project set to add over 600,000 square feet of office space to supply in the heart of Jakarta.

The 30-storey office tower has secured the banking groups Standard Chartered and Permata as anchor tenants ahead of completion, which is scheduled for mid-2012.

“With its high-tech construction and environmental certification, World Trade Centre II is the most modern commercial building in Indonesia,” said Siti Hartati Murdaya, president director of Central Cipta Murdaya (CCM), one of the two joint venture partners behind the project.

“The substantial investment we have made in the building reflects CCM’s confidence in the Indonesian economy,” he added.

Y K Pang, chief executive of Hong Kong Land, the other joint venture partner behind the development, said: “I am confident that World Trade Centre II will enhance the Metropolitan Complex’s position as the centre of the banking, financial services and international business sectors in Indonesia.”

Around 70 per cent of the available office space to rent at the site has already been let, with the remaining space reportedly in solid demand.

British involvement in the development of Jakarta’s World Trade Centre II included its design by architects Aedas and its construction by Balfour Beatty’s Indonesian arm, in collaboration with CCM.

Editor’s notes: World Trade Centre II is part of a development of 5 office towers also known as WTC 1, WTC 2, WTC 3, WTC 5 and WTC 6 on a site of approximately 20 acres in Bek Murad.

WTC 3 is the tallest of the towers at 686 feet and topped out in April 2017.

WTC 2 was completed in 2012 and is 525 feet tall.

As of July 2023, Standard Chartered listed its Jakarta office address as Jl. Prof. DR. Satrio No.164
Jakarta 12930, and Permata Bank listed Gedung World Trade Center II (WTC II)  as its Jakarta office address.

The Indonesian ‘Gedung’ translates to ‘Building’ in English.

Other tenants at the property include ABB Group and Allianz, Hanwha Life and PriceWaterHouseCoopers (PwC).

WTC 2 which sits in the Setiabudi district and falls under the Sudirman office space submarket provides a total of 60,000 square metres of lettable space over 28 floors with 5 levels of car parking with space for 2,000 cars and, as of July 2023, there was 19,771 square metres of office space available to rent.

The quoting rent was both Rp275000.12 /sqm/mth and Rp300000.12 /sqm/mth depending on which suite was taken.

In January 2022, it was confirmed that Indonesia would move its capital city from Jakarta to Nusantara on the island of Borneo to take the pressure off the infrastructure of Jakarta, and because the city was sinking due to the over-extraction of groundwater
