An area of hybrid commercial property in Salford Quays has attracted two new occupants to take up residence in what is proving to be an increasingly popular location.
Carmen Industrial Services and hair salon wholesaler Aston & Fincher are the two businesses involved in a deal that will see them each letting part industrial and part office space facilities.
Salford Quays is fast becoming a prominent centre for communications companies, thanks largely to the MediaCityUK developments that are well under way, and both Carmen and Aston & Fincher will now have roughly 4,500 square feet of nearby office space to work from.
The companies are set to start operating from detached units in Salford that comprise equal square footage of industrial and office space after deals were agreed with AXA Real Estate Investment Managers and the property service firm King Sturge.
Richard Johnson from King Sturge, who was involved in both deals, said: “The hybrid units allow occupiers to save on occupational costs by combining both their industrial/warehouse and office requirements under one roof.
“We are delighted to have disposed of both units on good terms in a slow market, especially when their bespoke configuration makes them suitable only for a limited number of occupiers.”
Earlier this month, Peel Media, the main developer behind MediaCityUK applied for planning permission to convert a three-storey building in Salford Quays into a serviced office space hub designed to meet the needs of several small creative companies.
Several billion pounds worth of investment is expected over the next few years to help develop MediaCityUK into one of the leading commercial destinations of its kind in Europe.
