Sustainable office building to be built in Vancouver

[Published Sept 2011 and updated July 2023] Plans have been announced to build a cutting-edge new sustainable office development in Vancouver.

Dubbed 745 Thurlow, the office building will feature 400,000 square feet of office space and will be built to LEED Gold standard.

Vancouver-based British Columbia Investment Management Corporation (BCIMC) is to build the development, which will boast flexible architecture and mechanical design. According to the designers, this will help the businesses which rent office space in the building to save on operating costs.

The architects in charge of the project, Musson Cattell Mackey Partnership, have come up with a design which lets the building floor plates ‘grow’ outward with each floor.

“745 Thurlow is designed to meet the flexible needs of today’s business,” said Chuck Swanson, Vice President, Real Estate, BCIMC.

“Companies today are looking to drive efficiency into their operations while they enjoy the lifestyle elements in a building like this that make the surrounding environment a better place to work and live. And they want this approach to be a sustainable one.”

One of Canada’s top law firms, McCarthy Tetrault has already leased office space in the building, which will be completed in mid-2015. McCarthy Tetrault has offices in London and New York as well as Vancouver.

“The development of a new LEED Gold office tower in the heart of downtown is a major vote of confidence in Vancouver’s economy,” said Vancouver Mayor, Gregor Robertson.

“We’ve worked hard to foster a globally competitive business climate and it’s great that BCIMC and Bentall Kennedy, leaders in sustainable office development, are choosing to invest in our city. This building will be an exciting addition both to our skyline and our workforce.”

Editor’s notes: The 25-floor 745 Thurlow was completed in 2015 providing 430,000 square feet of space including deluxe retail on the ground floor.

As of July 2023, there was no office space available directly from the landlord.

There was tenant-controlled space available, however. There was 16,088 square feet of turnkey office space available on the 7th floor on a sublease with a term running to June 2026.
