Who are The Crown Estate?

Established in 1760 and headquartered in the district of St James’s in the West End of London, The Crown Estate is one of the largest property managers in the UK.

Its blended portfolio contains a mix of retail space, leisure space and office space in the West End of London, as well as agricultural land and forest and more than half of the UK’s foreshore, which is the location of the UK’s offshore wind farms.

The Crown Estate is a collection of lands and holdings belonging to the British monarch as a corporation sole, which makes it ‘the sovereign’s public estate’ so is neither government property nor part of the monarch’s private estate.

The Crown Estate manages some of the best places to work, shop, and spend time. It offers retail, leisure, and office space in the West End of London, including Mayfair, Regent Street, Soho, and St James’s.

Customers of Workplaces by The Crown Estate, its flexible workspace arm, are part of a large community that enjoys access to high-quality, people-centric office space, community workspace, and best-in-class amenities. They also have opportunities to network and build relationships with other businesses and brands in London.

In the third quarter of 2024, it was announced that The Crown Estate’s commercial property portfolio profits doubled to £1.1bn, a record result.

In the same period, the company announced a £430 million pipeline of three West End schemes. The properties involved were New Zealand House, 10 Spring Gardens, and 33-35 Piccadilly. The refurbishment program, which had a sustainability focus, would create 250,000 square feet of office, leisure, and retail space.

In November 2024, the estate revealed plans to develop 251,000 square feet of West End commercial property. The project, which had a gross development value of £430m, included New Zealand House, the Arts Quarter and St James’s Market and would deliver retail, leisure and office space.

In January 2025, it was announced that the Executive Chair and Co-Chief Investment Officer of Tristan Capital Partners, Ric Lewis, with over 35 years of commercial real estate experience, would become the new Chair of The Crown Estate.

He would succeed Sir Robin Budenberg CBE, who had been Chair of The Crown Estate since August 2016.

In July 2025, it was reported that The Crown Estate had acquired the headlease for 100 Regent Street for £95 million. The Grade II-listed property is situated at the heart of the street and comprises 53,000 square feet of prime retail and office space.

In the same month, The Crown Estate reported £1.1 billion net revenue profit, bringing its total contribution to the Treasury to £5 billion over the past decade.

It stated that the passing of the Crown Estate Act 2025 in March 2025, which granted new borrowing and investment powers, had significantly enhanced The Crown Estate’s ability to invest across its diverse portfolio, creating financial, social, and environmental value for the United Kingdom.

Why choose The Crown Estate flexible office space in London?

Customers love the peace of mind of renting business space within a portfolio that has been operational for centuries, and knowing that The Crown Estate is one of the largest commercial property management companies in the United Kingdom assures them that they are in safe hands.

The Crown Estate takes the security of its customers and their businesses very seriously. It is constantly working on improving the locations of its properties through better security and public realm enhancements by working closely with local Business Improvement Districts (BIDs), Westminster City Council, and the Metropolitan Police.

Sustainability is another priority of The Crown Estate. As one of the largest operators of offshore wind farms with the capacity to power 4 million homes with renewable energy, this should come as no surprise.

This translates to the properties it manages and implements measurable improvements in recycling, energy performance, water efficiency, and many others.

For instance, The Crown Estate’s first flexible workplace property was an empty Grade II listed building that was transformed into a modern office and workspace building and was the first of its kind to achieve a Platinum WELL accreditation.
