X and Why operate multiple flexible workspaces across London, including Bishopsgate in the City of London, Chancery Lane, Chiswick, Clapham Junction, Holborn, Marble Arch, Marylebone, Spitalfields, Tottenham Court Road, Victoria, and Whitechapel. X and Why also offer flexi space in Greengate in Salford, Greater Manchester, within walking distance of Manchester city centre, as well as in Birmingham and Milton Keynes.
These spaces include co-working spaces for individuals and smaller businesses, private offices for larger businesses (holding between two and 50 people), and hybrid offices.
These workspaces feature super-fast WiFi, access to events and workshops, mood-balanced sound and lighting, a wellness studio and fitness programme with showers and changing rooms, printing facilities, tea, an honesty bar stocked with ethical snacks and drinks, and an outdoor courtyard space. The space also includes communal areas with chairs and sofas, plus quieter spaces for tasks that require greater focus.

Who are x+why?

X and Why is a B Corp-certified business with workspaces designed to be as green and sustainable as possible and with a mission to work towards 13 of the 17 Sustainable Development Goals set by the UN.
In April 2026, it was announced that property group Grosvenor would be working with x+why to reposition The Hive on Lever Street in Manchester’s Northern Quarter as a destination workplace.
The refurbishment project would deliver 25,500 square feet of flexible workspace in the Northern Quarter (NQ) alongside a hospitality-led amenity offer, including a new ground-floor deli and restaurant, building on the provider’s existing partnership at Fivefields in London.
The Hive will be x+why’s first directly managed flexible workspace outside London and was set to launch.
In September 2026, the premium office provider announced it would bring a premium, 12,860-square-foot office and events space to 22 Bishopsgate in the City of London on the iconic building’s 7th floor.
Branded as OnSeven, the space will include 80 desks, 150 co-working spaces, four meeting rooms and a 70-seat, theatre-style event space available round the clock.
