Flex by Grosvenor provides flexible offices in London in Belgravia, Mayfair and Victoria.
It offers a wide range of serviced office membership options, including Private Offices for between 2 and 40 desks.
It also offers Co-Working membership option,s including Permanent Desks for individual companies and Hotdesks for those who wish to drop in.
The Private Offices are lockable and accessible by clients 24/7. Clients enjoy access to bookable meeting rooms, complimentary beverages, mail-handling services and a full calendar of networking and social events.
The offices are all-inclusive, so overheads such as utilities, Wi-Fi and cleaning are covered by the monthly rental fee, which also includes free printing credits.
With the Permanent Desk membership, a desk and locker are designated for the sole use of a member.
This membership also provides 24/7 access, complimentary beverages, mail handling services, printing credits, access to networking and social events and the use of a registered business address.
The Hotdesk membership provides 35 hours of use per month with 24/7 access, printing credits, complimentary beverages, and access to events.
Flex by Grosvenor also offers a suite of meeting rooms that range from interview rooms to boardrooms to theatre-style presentation areas.
All of these are equipped with high-quality technologies to facilitate hybrid meetings.

We have the pleasure of providing access to Flex by Grosvenor flexible offices in London.
Established in 2021, Flex by Grosvenor is part of the Grosvenor Group, which was established in 1677.
Grosvenor Group was founded by the Grosvenor family, who developed much of Mayfair, Belgravia and Victoria throughout the 17th and 18th centuries and continues to make and manage neighbourhoods throughout London.
Flex by Grosvenor’s first property, 25 Eccleston Place (‘25 EP’) opened at the end of 2021 as a response to businesses seeking greater agility following the pandemic.
The 30,000 square foot property provided private offices and open plan co-working spaces for 2 to 50 people, together with meeting rooms and event facilities backed by a concierge service with staff handpicked from some of London’s top hotels.
Following the success of 25 EP, Flex by Grosvenor has grown its portfolio to 10 properties offering flexible offices in Mayfair, Belgravia and Victoria.
All of its properties provide flexible and sustainable workspaces with personalised hospitality-led services and premium amenity facilities.
In January 2025, it was reported that Norges Bank Investment Management (NBIM) had acquired a 25% stake in one of the parent company Grosvenor’s mixed-use London portfolios as part of a new joint venture (JV) between the two firms.
The £1.2 billion mixed-use portfolio comprised 175 office and retail assets around Grosvenor Street and Mount Street in Mayfair.
With $1.7 trillion in its arsenal, the Norwegian sovereign wealth fund could invest in various opportunities in London and globally and chose the joint venture deal with Grosvenor.
The deal represented the largest sale to outside investors from the Mayfair estate since the 1720s. Grosvenor advised it would continue to control and manage the portfolio.
In August 2025, the parent company of Flex by Grosvenor reported that in H1 2025, it had signed 62 new leases across all commercial property sectors in its Mayfair and Belgravia portfolio, covering 143,000 square feet and generating £11.7 million of rent, circa 5.5 per cent ahead of estimated rental value (ERV).
This meant that Grosvenor maintained a 97 per cent occupancy rate across its portfolio with office voids at just 0.7 per cent – significantly outperforming West End vacancy averages of 10.3 per cent.
The company attributed its 99 per cent office occupancy to the ongoing flight to quality across the London office sector.
