VIO Offices was established in 2020 to offer an extensive range of self-contained serviced office suites on Queen Square in Bath and to deliver a personal and bespoke service to its clients.
VIO Offices recruited refurbishment experts and interior designers, Project XV, to deliver their brief of infusing its environment with modernity while honouring the rich heritage of its Grade I listed buildings — the refurbishment project aimed to craft an inviting atmosphere conducive to productivity and collaboration.
The refurbishment initiative encompassed a comprehensive array of enhancements. The focus was on crafting a welcoming ambience, achieved through meticulous attention to detail in the design of office spaces and communal areas. The shared kitchens and breakout spaces were reimagined to exude freshness and contemporary elegance, fostering a conducive environment for relaxation and informal meetings. Additionally, a new reception area was conceptualised to leave a lasting impression on clients and visitors alike.
Various-sized office spaces were meticulously crafted to accommodate diverse business needs while maximising natural light exposure. Board and meeting rooms were strategically integrated to promote seamless collaboration among tenants. The flooring received a modern makeover, complemented by eye-catching feature walls that injected vibrancy into the workspace.
Additionally, operable walls were introduced to offer flexibility in space utilisation, adapting effortlessly to evolving business needs, meaning tenants could easily upsize or downsize their office suites.

The serviced office provider has created modern, light, and airy workspaces with state-of-the-art business technology within grand Grade I listed buildings.
It has done this through its comprehensive refurbishment project, complemented by elegant design and furnishings and the use of plant life throughout the properties.
The location is also highly desirable. Queen Square was developed in the 1700s and is described as the first element in ‘the most important architectural sequence in Bath’, which includes the Circus and the Royal Crescent.
The one-acre square is lined on all sides by Grade I listed buildings, giving an elegant backdrop in every direction, framed by mature planes and ash trees. Its central feature is a tall obelisk dedicated to Queen Caroline, wife of George II, for whom the square is named. This can be viewed from the offices.
The square is frequently home to artisan markets, boules tournaments and community events, and to protect the integrity of the trees, there is a 1.5-tonne weight limit for vehicles entering the square, creating a quiet working environment for office tenants.
Queen Square is ideally located for the amenities of Bath city centre, with The Jane Austin Centre and the Theatre Royal just steps away. Bath Spa train station is a 12-minute walk away too.
