In 2023, Gilbanks had one property in Leeds on Park Row and one in Manchester on York Street.
In 2024, it signed to rent 34,000 square feet of office space at No. 1 St Michael’s, the highly anticipated landmark development in the centre of Manchester, on the site of the former police headquarters building on Bootle Street and Jackson’s Row.
Within months and before the flex space was officially opened, Gilbanks had signed agreements with several high-profile companies wishing to take space with them, including Axa UK and Channel 4, which rented 81 and 100 desks at St Michael’s, respectively.
No. 1 St Michael’s is a 9-story building that offers over 186,000 square feet of office space and workspace, a 30-bedroom boutique hotel, a restaurant on its roof, several terraces, and a public square.
In terms of sustainability, the building uses low-impact materials and an all-electric strategy to reduce its environmental impact. It was expected to be the first fully Net Zero Carbon commercial development in Manchester.
The high-profile development was led by ex-footballer, commercial property investor and developer Gary Neville’s company Relentless.
In February 2025, it was announced that the premium office provider would open its debut Birmingham location at the Five St Philips building.
Landlord Royal London Asset Management Property chose the workspace provider to develop a 22,000-square-foot space on a 15-year lease.
After only seven years of establishment, Gilbanks was selected as the premium serviced office space operator for the iconic No.1 St Michael’s scheme in Manchester.
Within months of this announcement, several high-profile companies, including insurance group Axa UK, executive-level PR and strategic advisory firm Future, and Channel 4, had chosen to take space with the 5* serviced office provider.
