Its managed office suites range in size from circa 1,200 square feet to circa 17,000 square feet so suit the requirements of companies seeking space for between 10 and 180 desks.

As well as suites, GPE offers managed offices on completely self-contained floors.

The managed office spaces are accessible 24/7 and have their own front door, meeting rooms, kitchen and bespoke spaces that are designed to meet the customer’s unique needs.

GPE’s in-house experts put their all into designing and crafting tailored office space, giving customers a beautifully furnished, sustainable space designed to enhance productivity and well-being.

Customers pay an all-in-one bill with no hidden extras. The monthly rental bill is all-inclusive and remains fixed for the contract period.

Additionally, there are no upfront costs for the move-in ready managed offices.

As part of the fit-out, the tech is also all sorted for the customer making them truly plug-in and go offices. This means safe, secure and ultra-fast Wi-Fi from day one, with IT help on hand. Who are GPE?

Established in 1959 by Howard and Basil Samuel, Great Portland Estates was set up to invest in properties originally developed by the Dukes of Portland.

Rebranded to GPE in November 2021, the British property development and investment company is a Real Estate Investment Trust (REIT) and a constituent of the FTSE 250 Index.

Whilst the company does hold retail space, its portfolio is predominantly office space in London.

Offering traditional leased office space that is ready to fit out by the occupier, GPE’s London office portfolio is dominated by fully managed office space that is essentially all-inclusive plug-and-play office space that GPE manages on behalf of the occupier.

GPE’s managed office portfolio comprises suites that range in size from 10 desk offices to 150 + desk offices in locations across London including Fitzrovia, Marylebone, Mayfair, Soho, St James’s and the City.

In May 2024, it was announced that GPE had acquired the long leasehold interest at The Courtyard, 1/3 Alfred Place, WC1, for circa £ 28.5 million.

At the time, the property comprised 62,000 square feet of vacant office and partially let retail space, which GPE planned to substantially refurbish through circa £62 million of investment to deliver its Fully Managed Offices, which would provide best-in-class workspaces with high-quality customer amenities, and a large roof terrace.

The refurbishment of The Courtyard was planned to start in Q4 2025.

In October 2024, the managed flex space provider announced that it had purchased the 19,192-square-foot Fitzrovia office 19/23 Wells Street from British Land Plc for £19 million, with the intention of converting the building into its fully managed flex offer.

In November 2024, it was announced that GPE had secured a new £150 million ESG-linked revolving credit facility facilitated by three banks – Lloyds Bank plc and Bank of China, together with CaixaBank SA UK Branch.

In the same month, it was announced that the company had acquired a West End refurbishment opportunity by purchasing the special purpose company holding the long leasehold interest of Whittington House, 19-30 Alfred Place, WC1, for a total consideration of £58.5 million. Vacant possession of the property was expected in Q1 2025.

Whittington House sits adjacent to the landlord’s existing holdings at 31/34 Alfred Place and opposite the recently acquired Courtyard, WC1.

In February 2025, GPE announced that it had secured four tenants for its fully managed 31 Alfred Place. 

Smartly, the AI-powered advertising technology company had signed for 4,515 square feet and would occupy the 1st floor. BBL/P, a digital marketing consultancy, signed for 4,300 square feet and would occupy the 5th and 6th floors. Casual Films, a production company specialising in brand video content, signed for 721 square feet and would occupy the ground floor. A further 1,225 square feet had been let to a multinational retailer, who required overflow space, outgrowing their existing London office nearby.

31 Alfred Place is a 41,500-square-foot fully managed office building in Fitzrovia, next door to GPE’s Whittington House and opposite the Courtyard.

In March 2025, it was announced that Next had also taken space at 31 Alfred Place. The retailer signed a five-year lease for 11,500 square feet of managed office space at the Fitzrovia building.

The deal for the lower ground, duplex, third, and fourth floors marked GPE’s largest fully managed office deal since launching the product.

Also in March, it was announced that GPE had won approval for £62m London West End flex retrofit of The Courtyard, 1/3 Alfred Place, WC1. The plans are to convert the 62,000-square-foot building into a flexible workspace, complete with landscaped terraces, a communal event space, and bookable meeting rooms. GPE will offer space on fully managed leases at the West End property.

In July 2025, the London managed office provider reported strong leasing momentum in the first two quarters of the year. It signed new leases worth £20.6 million in Q1, followed by a further 17 new leases and renewals in the second quarter of the year.
