Who are Sub800?

Sub800 was founded in 2019 as a niche provider of sub-800 square feet office suites in Central London.

However, due to increased demand, it pivoted to offering managed offices of all sizes in response to the pandemic.

Its CEO witnessed the struggle that employers that leased office space faced in enticing their workers back to the office as the workplaces didn’t offer the amenities that serviced offices offered.

This inspired Sub800 to bridge the gap between traditional and serviced offices by enhancing leased offices with the experience-driven services commonly found in serviced spaces.

Sub800’s portfolio grew to circa 500,000 square feet in the space of 5 years and now offers several hundred managed offices in the sub 800 square foot category and larger managed offices for teams requiring space for 25, 50, 75, and 100+ desks.

The portfolio caters to companies seeking managed suites, managed floors, multiple managed floors, and whole buildings.

The portfolio covers multiple locations across Central London and contains an eclectic range of properties, including refurbished Georgian townhouses, converted industrial buildings, and modern Grade A office towers.

Its large collection of private managed workspaces includes offices with cinemas, roof terraces and gyms with a supportive ecosystem that includes amenities such as concierge services.

Clients design their bespoke workspace together with Sub800’s Partnership Services team and enjoy support from the in-house legal team to simplify the agreement process.

Similar to serviced offices, Sub800’s managed office pricing is packaged into one monthly cost, inclusive of rent, service charge, insurance and managed services, keeping accounting both simple and predictable.

Following its pivot to offering large managed offices in London and rapid growth, Sub800 rebranded in July 2024.

The rebranding was led by Simon French, the Global Creative Director of Tommy Hilfiger and former Senior Designer at Soho House.

The 1920s art deco Grade II listed building was formerly the headquarters for Disney’s Industrial Light & Magic, where blockbuster films such as Ant-Man, Spectre, and Star Wars were produced.
