The estate also offers a range of occupational arrangements for office occupiers including traditionally leased office space, serviced offices and plug and play suites.
For businesses seeking conventional office space for rent, the estate offers a range of opportunities from an inventory created by a portfolio of over 100 buildings with offices to let.
Office suites range in size from approximately 800 sqft up to approximately 13,000 sqft and these offices can be rented on conventional leasehold terms.
The estate offers full repairing and insuring (FRI) leases that are drawn up outside of the Landlord and Tenant Act.
The Langham Estate offers lease terms on office suites from 6 months and also offers a wide range of alternative routes to renting office space altogether.
And with a diverse portfolio of buildings and occupational vehicles, occupiers can start with short-term flexible space options and convert to longer-term lease terms at a later stage if they wish.
Some of the flexible workspace products that The Langham Estate offer are described as ‘plug and play suites’ and these range in size from 800 sqft to approximately 10,000 sqft.
These are decorated office suites available on flexible terms. They are fitted out to a high-quality Cat A+ standard, wired and connected, and are equipped with features such as shower facilities.
Features vary throughout the portfolio and many have private WCs, and private kitchen facilities, some are open plan, or maybe in a private office layout with meeting rooms – there is such a wide range of options that most requirements can be satisfied, no matter how unique.
These are essentially ready-to-go offices that are available on inclusive flexible leases however the Langham Estate also provides a purely serviced office space offering at their Gilmoora House property in Fitzrovia.
Gilmoora House offers high-quality serviced office space as well as coworking options in the heart of the West End.
With a range of suites from one-desk private office rooms up to 55 desk private office suites, occupiers are looked after by the friendly, highly professional onsite team.
These are unbranded fully serviced offices that are all-inclusive meaning that all property overheads are included in the monthly fee and there is also no Capex required as the suites are fully fitted, kitted and pre-wired.
These self-contained offices are popular with start-ups although, increasingly, are being used by established businesses on a longer-term basis due to the efficiencies that they can create as well as being a useful component within a hybrid workplace model.
The portfolio also offers a range of coworking facilities, business lounges, hireable meeting rooms and virtual office services.

Who are The Langham Estate?
The Langham Estate comprises 13.8 acres in the heart of London’s West End. The estate represents 1.3 million square feet of net lettable space in the area of central London north of Oxford Street including Fitzrovia, also known as NOHO.
The land was inherited by the family of Lord Howard de Walden in the 19th century. At that time, the family’s land holdings extended further than the current 5.58 hectares.
The modern boundaries of the current Langham Estate were established when this land was sold in 1925 by the Howard de Walden Estate to Sir John Ellerman.
The estate remained in the ownership of his family until 1973, the estate then passed through several owners until 1994, when it was purchased by the current owners, Mount Eden Land Limited.
The Langham Estate today is proud of its active asset management and its flexible lettings policy with a dedicated team of Surveyors, Property Managers, Office Leasing Managers and Commercial Property Agents.
The estate boasts over 500 business tenants with occupiers including creative businesses, retailers, restaurants, showrooms, galleries, hotels, and educational and medical institutions. Many of these are iconic institutions including the BBC, RIBA and The Langham Hotel
The Langham Estate is an associate member of The New West End Company, whose aim is to improve the attraction of the West End of London which is one the largest central business districts in the world.
In March 2024, it was announced that Malcolm Pugh was to become CEO of The Langham Estate, replacing Ahsan Ellahi who had held the position for 13 years.
The news came following the sale of the company’s Lotus Portfolio. The portfolio comprised 27 assets in Fitzrovia and was sold to Oval Real Estate for a reported £340 million.

Facts about The Langham Estate
Why do businesses choose The Langham Estate flexible office space?
The Langham Estate represents an extremely sought-after business space location in Central London.
The London West End location North of Oxford Street also known as NOHO is popular due to the central location, the excellent transport links, the eclectic mix of commercial properties and the diverse collection of occupiers.
Businesses, organisations and institutions already positioned within 1.3m square foot portfolio include BBC Broadcasting House, Berners Tavern, Boohoo Group, Iberica, London Cocktail Club, the Royal Institute of British Architects (RIBA), Wahaca, Zoo Productions and the iconic Langham Hotel, to name just a very small selection.
Occupiers like to be in good company and the number of businesses that already call the estate home creates social and business proof as to the viability of the location.
The Langham Estate doesn’t rest on its laurels knowing that they have helped to create such a dynamic business community, and they are proactive in placemaking activities including running the MY NOHO project that spotlights businesses, events, launches, offers and other activities in the Fitzrovia and NOHO district of London.
Of course, The Langham Estate doesn’t only provide office space but many other forms of commercial real estate including retail, restaurants, bars, and storage and this is of particular interest to entrepreneurs, business owners and business leaders that have diverse business interests.
As with The Langham Estate’s office space portfolio, many of these properties can also be viewed virtually.
Another reason that businesses choose to take occupation with The Langham Estate is because of the championing of occupiers’ businesses that the landlord engages in via its various media channels – not only to the local Fitzrovia community but nationally and internationally, too.
