Why it Pays to Compare the Whole York Flexible Office Space Market?

Office space in York is attractive to businesses of all sizes across diverse sectors for many reasons.

The beautiful cathedral city is the county town of Yorkshire and sits at the north of the county at the confluence of the rivers Ouse and Foss.

It is home to many historic and iconic buildings and structures, including the minster, castle, city walls, over 70 Grade I and many more Grade II* and Grade II listed buildings and is also home to the University of York, which is home to over 20,000 students and is ranked in the top 150 of the Times Higher Education’s World University Rankings.

The ancient city has a rich history – established by the Romans in 71 A.D., it was known as Eboracum until the Romans left in 411 A.D. It was later invaded by the Vikings in 866 A.D and was named Jorvik until William the Conqueror marched on the city in 1068 A.D.

During the Middle Ages, York became the religious centre of northern England and grew as a wool trading centre. The important city was home to influential individuals, and the Duke of York gave his name to the city on the other side of the Atlantic when it was taken from the Dutch.

During the Industrial Revolution, York became a major railway hub and confectionery manufacturing centre, and today it is still home to the headquarters of the confectionery manufacturer Nestlé York – makers of the KitKat and eponymous Yorkie bar chocolate brands.

It also still offers excellent train links to the rest of the UK, with services reaching the capital in just over 2 hours.

The UNESCO city has a historically strong tourism sector, and statistics based on 2019 data indicated that tourism was worth over £765 million to the city. However, the events of 2020 have encouraged the city to diversify its economy, and it has developed many strategies to do so.

The city is already the most productive and well-paid in Yorkshire, and benefits from an excellent education system, green transport routes and a firm commitment to becoming net-zero by 2030, however, it also has strategies in place to enable it to sit among the top 25 per cent of local economies in the UK in terms of productivity, pay and skills by 2032 across all sectors.

York has attracted many large office occupiers due to its unique characteristics – including Best Western, Costcutter and Persimmon, all of which have placed their UK headquarters in the city.

Many companies, whatever their size, have been considering the best and most efficient ways to use their office space in York since the events of the early 2020s.

These companies, including SMEs, start-ups, and partnerships, continue to experiment with hybrid working practices whereby their teams come into the office some of the time and work from home at other times.

Some have decided that the traditional Monday to Friday 9-5 model remains the best model, others have fully adopted a hybrid working model, and others are still experimenting.

Many are looking to office providers and operators for flexibly leased or licenced business accommodation options to trial new working models or utilise full-time.

These companies offer serviced offices, managed offices, coworking spaces and other forms of satellite offices and touchdown workspaces, which all help to facilitate flexible ways of working.

Flex spaces in York are held by way of a licence rather than an office lease, so they are described as ‘easy-in and easy-out’, and these ready-to-go offices can be upsized and downsized at short notice in line with a changing business environment.

These options that are held on flexible tenancy terms are all-inclusive, meaning that the monthly contract fee covers rent, business rates, service charges, buildings insurance, furniture, cleaning and other commercial real estate overheads, which create further efficiencies.

With the increased demand for flexible office spaces in York comes increased supply – from office providers and operators, but also from landlords that would historically only provide leased office spaces to rent, but are now offering non-leased offices or flexibly leased workspace solutions.

There are also opportunities available from businesses that may wish to offload some of their excess rented office space and can provide short-term workplaces by way of a sub-lease assignment or other mechanism.

With this increased number of flexible space solutions in York, it can sometimes be difficult to have a full view of the marketplace.

This is how we help – we bring together all flexible office space options in York under one metaphorical ‘roof’ – this is why we are called The Office Providers – we facilitate sourcing, comparing and acquiring flexible workspace from all of the office providers, whoever they may be.

We also arrange viewings, and we can help you negotiate the very best deal for your business.

We are regulated by RICS, so we are independent and impartial, and our occupier representation services are completely FREE, always.

So, get in touch and let us know how we can help you find the most efficient office space in York for you and your business.
