Why it Pays to Compare the Whole Edinburgh Flexible Office Space Market?

When looking to rent office space in Edinburgh, there are many options to consider. There is a wide variety of office spaces to rent, including brand new Grade A offices, as well as a wide range of refurbished characterful offices to rent.

Many companies don’t consider flexible workspace options, as there can be a misconception that flex options are primarily for businesses looking for a small office to rent or possibly a hot desk, dedicated desk or another form of shared office.

In 2022, for instance, law firm Pinsent Masons signed a lease for office space in Edinburgh’s Capital Square development – the property will be Pinsent Masons’ Scotland Headquarters office.

The firm agreed to rent 25,000 square feet of space at the site that is being developed by BAM Properties, in partnership with Hermes Investment Management, in the city’s Exchange business district.

In April 2025, it was announced that another law firm, Addleshaw Goddard, had agreed to pre-let a 29,237-square-foot space at the redeveloped 24 St Andrew Square. Ardstone Capital was redeveloping the scheme on behalf of the Ardstone Regional Office Fund and CBRE IM to create 48,200 square feet of office space.

There are also large owner-occupiers of office space in the Scottish capital. In November 2025, it was reported that the UK’s largest mutual life, pensions and investment company, Royal London, had had its plans approved for the redevelopment of its Edinburgh HQ.

Having acquired Scottish businesses, including Scottish Life and Scottish Provident over the years, at the time of reporting, the firm had £181 billion of assets under management, and its new headquarters would create workspace for up to 1,600 of the group’s 4,000 employees.

Much of the firm’s operations were at Haymarket Yards and Waverley Gate, and consolidating these within the redeveloped Thistle Street offices would mark a return to St Andrew Square, where it had had a presence since the 19th century.

The redeveloped building will provide over 100,000 square feet of prime office space as well as an auditorium, employee cafe, collaboration space, two roof terraces and extensive bicycle parking.

The project will retain 70 per cent of the existing structure to minimise embodied carbon.

Whilst conventional forms of office space occupation remain popular, there is growing demand for business space on flexible contracts with an element of property management outsourced to a third party in the form of private serviced offices, managed office spaces, fully fitted offices and coworking spaces.

The commonalities amongst all flexible workspace options lie in the nature of the agreements under which they are held – many options require minimal CapEx and deposit, and are available on all-inclusive, rolling monthly licences.
