At The Office Providers, we bring access to all flexible workspace options in South Bank from a wide range of providers, operators and brands, allowing you to search and compare workspaces that will best suit your needs.
We act as an aggregator of office space, and we filter and condense the whole marketplace, showing you options that perfectly match your requirements.
Many office space landlords that traditionally provide leased office space to rent now provide non-leased workspace options, so, in these cases, they are also classed as office providers.

Many commercial property searches are conducted by companies looking to rent offices in the South Bank, but are unsure of their future plans.
One constant in the business world is change, driven by ever-evolving macro- and microeconomic conditions.
The world has changed considerably since the early 2020s, and the view of the future business landscape in many sectors is less clear than it could be.
Many companies are unsure how best to strategise across many areas, with office space a key one.
Commercial property is one of a business’s top three expenses, so it is crucial to get this element right.
With this level of uncertainty, demand for flexible office and workspace solutions has increased. And, the office space market has responded.
Leased office space remains popular for many companies, however, and developers continue to bring new space to the market to meet this demand. In February 2025, for instance, it was announced that property developer Hines had won full planning approval for a major 1 million-square-foot mixed-use scheme in South Bank, named The Round.
Working with architects Foster + Partners, the developer planned to transform a largely vacant site into a £2 billion net-zero office space and residential neighbourhood.
In April 2025, it was announced that Digital payment pioneer PayPal had agreed to lease 40,000 square feet of office space on the top floor at 76 Southbank as construction was completed.
Stanhope’s scheme involved a transformation and extension of 76 Southbank, a Grade II-listed building adjacent to the National Theatre, delivering 300,000 square feet of cutting-edge, sustainable office space.
PayPal would be the building’s first occupier and was due to move into its new London HQ in Q2 2026.
In October 2025, it was reported that over 100,000 square feet of office space was let in the first year at the TIDE Bankside office scheme owned by jv partners Barings and LBS.
Its most recent letting, in which a European intellectual property firm signed a lease for the 13,650-square-foot eighth floor, took the total square footage of deals past the milestone.
There is now also a vast range of flex space options in Southbank, including small private serviced offices, large serviced offices, managed office suites, custom-fitted managed office buildings and other solutions such as hot desks and dedicated desks.
There are also hybrid options, sublet offices, assignment opportunities, and options from landlords who normally lease office space but are now offering non-leased workspace.
These options are great for companies looking for non-permanent office space or short-term workspaces.
They also provide solutions for companies seeking meeting rooms for hire to support their remote teams’ weekly or monthly in-person meetings.
They also provide a great testing bed for new flexible working models.
With the vast range of options, having sight of the whole market can be difficult, though.
This is how we help – we provide access to the entire flexible workspace market in one place.
We don’t bombard you with options, though – we filter and condense the market and then present a handpicked selection of solutions that perfectly match your brief.
We can then arrange viewings if you wish and help you negotiate the very best office space deal on your terms.
We are regulated by RICS, so we are independent and impartial, and, as we are paid by the office provider (only once the perfect solution is found), our office finding services are entirely FREE, always.
So, let us help you find the best office space in South Bank for you and your team.
