Cleveland office space gets green credentials

[Published March 2011 and last updated July 2026] A historic building in Cleveland, Ohio, has recently undergone a major renovation and has earned a Leadership in Energy and Environmental Design (LEED) Gold Certification from the US Green Building Council.

The Higbee Building, located on the city’s Public Square, has been transformed by KeyBank into a multi-use workspace which will provide 221,000 square feet of office space.

Renovated with sustainability in mind, the building now features automated lighting and ventilation systems.

“This renovation represents KeyBank’s commitment to strengthen our community’s core in the most environmentally responsible ways possible,” said Henry Meyer, KeyCorp CEO.

“It enhances one of the most historic buildings in the heart of downtown, it leverages Tower City Center’s existing transportation hub, and it allows hundreds of our employees to enjoy the growing sense of excitement connected to the area’s ongoing economic development.

“We’re very proud to have earned this recognition from the U.S. Green Building Council,” Meyer added.

Architecture firm VOCON was hired by KeyBank to incorporate green technology into the building’s renovation. Much of the material used for the job was recycled, and the building features natural lighting, CO2 sensors and an outdoor air monitoring system.

Michelle Thomas, a LEED-accredited professional and project manager with VOCON in Cleveland, stated. “KeyBank embraced an innovative interior layout that allows all employees to share in the natural light that flows through work areas.

“KeyBank’s decision to create a workspace that is LEED Gold certified places the company among the industry leaders in sustainable renovation.”

The US Green Building Council is a non-profit organisation founded in 1993, which promotes sustainability in the construction industry. Its LEED rating system is used all over America.

Currently, the Green Building Council has 18,500 member organisations from many different divisions of the construction industry.

Editor’s notes: In June 2023, approximately 53,000 square feet of office space was available to let at The Higbee Building, accommodating up to 490 desks. Space was available on the 5th, 7th and 10th floors.

In the same month, the US Green Building Council had 4765 organisation members and 122,549 individual members.

In October 2025, The Higbee Building’s owners, Sherwin-Williams (SHW), submitted plans to update three floors of the building.

As of July 2026, there was 52,848 square feet of office space available to lease at the property, with suites starting at 5,073 square feet.

At the same time, the Jack Cleveland Casino was a significant tenant within the building, offering approximately 100,000 square feet of gaming space.
