History & Geography

Located in Surrey at the foot of the North Downs, Reigate is one of the most desirable and popular of the London commuter towns. There is evidence that the area was the site of a Roman settlement and was later occupied by the Anglo-Saxons. In the 10th century, Reigate Castle was built, and the town expanded significantly. Later, Reigate became a major producer of oatmeal; however, this industry had disappeared by the 18th century. In 1841, the advent of the Brighton railway caused further expansion of the town.

Economy

Reigate is located in a wealthy area of Surrey, and the town has a bustling centre and a fairly prosperous retail industry. Reigate’s high street is lined with boutiques as well as the usual chain stores, such as H&M and Marks & Spencer. Despite its popularity as a retail destination and its glut of shops, Reigate still retains a village-style ambience, mainly because it is a commuter town, with most of its residents working in London and commuting by car or train when not working from home. The now-defunct Air Europe briefly had its headquarters in Reigate before moving to Crawley in West Sussex.

Culture

Reigate has become known for its plethora of town centre restaurants and bars. Celebrity chef Tony Tobin had his restaurant, Ranmore, in Reigate Heath, and a variety of cuisines are available in Reigate, including Indian, Thai, Nepalese, English and French. A popular activity is visiting the Reigate caves, which lie beneath the castle. A local legend has it that the rebellious barons met in the caves before signing the Magna Carta. Reigate is also set in the middle of some of Surrey’s most beautiful countryside, and the area is popular with ramblers and hikers.

Transportation

Reigate is served by Reigate railway station, which offers direct trains to London Victoria and London Bridge. The journey takes approximately 40 minutes. The station also serves off-peak trains to Gatwick Airport, Reading, Redhill, and London Bridge. Trains to London are run by Southern Railway.  Outside the station is a taxi rank which serves the local area. The town is also only a few minutes from Junction 8 of the M25, and the town’s one-way system incorporates parts of the A25 and the A217. The town itself has a bus system which connects with other major towns in the area.

 

Office space to rent in Reigate

Whilst Reigate has primarily been seen as a commuter town in the past, it is increasingly seen by businesses as a viable satellite office location in the southeast.

When we started producing this report, in 2012, the primary rent in Reigate was approximately £23.50 per square foot per year. Take-up had been relatively low in the preceding few years; however, it was showing signs of a slow recovery from the financial downturn.

Rents at the time were forecast to remain approximately the same in the next year.

In 2023, there was a variety of offices available to rent in Reigate, including 45 London Road in the RH2 postcode district. This recently refurbished and remodelled property offered offices a new VRF air conditioning system, bicycle storage, basement car parking, EV charging points, showers and changing rooms.

The Grade A office space in Reigate was quoted at £29.50 per square foot and would suit requirements of between 2,000 and 15,016 square feet.

There was also refurbished office space on Reigate High Street at Priory House. This property also offered air conditioning, basement car parking and shower facilities and the available 1,160 square feet was quoted at £25 per square foot per annum.

There were also offices for rent at Omnibus on Lesbourne Road. In April 2023, requirements of between 2,943 and 7,745 square feet could be satisfied, and the quoted rent ranged from £25.00 to £27.50 per square foot, depending on the suite rented.

SHW reported that the highest quoted rent in 2025 was £29.50 per square foot and the highest achieved was £27.50 per square foot per annum.

At the end of 2025, overall availability was 327,500 square feet, reflecting an overall vacancy rate of 18.6 per cent.
