History & Geography
Bracknell is a small town in Berkshire, approximately 11 miles away from Reading and 28 miles west of London. Surrounding the town are Swinley Woods and Crowthorne Woods, two vast expanses of forest. Some of the areas covered by the town were previously in the parishes of Easthampstead, Warfield, Binfield and Winkfield. The town was the site of a favourite royal hunting lodge where Catherine of Aragon was banished while she awaited divorce. In the 17th and 18th centuries, the area was a notorious haven for highwaymen, including the famous Dick Turpin, who was said to drink at the Hinds Head Inn near the town. In 1949, Bracknell was named a new town and refurbished and expanded. Since then, the town has expanded far beyond its original intent, with a relatively recent expansion occurring in 2008.
Economy
Bracknell has been home to a host of high-tech companies, including Fujitsu, Panasonic, Siemens, Hewlett-Packard, Cable and Wireless, Avnet Tech Solutions, and DEC. The UK headquarters office of the BMW Group has also been based in the town. The head office of supermarket giant Waitrose is based on Doncastle Road in Bracknell.
Honda established a Formula 1 base in Bracknell to support its 2026 partnership with the Aston Martin Aramco Formula One Team.
The Bracknell facility on Cain Road, in the RG12 postcode district, is used to manage Honda’s F1 power unit operations for the European region, working closely with the Silverstone-based Aston Martin team.
Bracknell was, in the past, a fairly significant manufacturing centre; however, most of this disappeared in the late 1980s. The Met Office also had a large presence in the town before moving to Exeter.
Culture
Bracknell is well known for hosting the Big Day Out Festival, one of the largest World Music and acoustic festivals in the UK. The town’s theatre scene is based around the Wilde Theatre, named after Oscar Wilde, who named a character in The Importance of Being Earnest for the town – Lady Bracknell. Several scenes from the Harry Potter films were shot in Bracknell, as was the famous 1970s psychological thriller The Offence. The town’s sports scene is centred on Bracknell Town FC, which plays in the Southern League Premier South and play their home matches at Bottom Meadow in Sandhurst.
Transportation
Bracknell boasts two railway stations, Bracknell and Martins Heron. Both of these lie on the Waterloo to Reading Line, operated by South West Trains. Currently, Bracknell is a popular commuter town, conveniently situated for both London and Reading. Bracknell is at the end of the A329 between the M3 and M4 motorways. Bracknell also has a fairly comprehensive bus service run by First Berkshire & The Thames Valley.

In 2013, when this guide was first published, for a town of its size, Bracknell had a sizeable amount of quality Grade A office space. The latest development to reach completion was London House, a 13,753-square-foot property.
Much of the demand in Bracknell stems from the town’s active technology sector, which was very active in Bracknell due to the town’s convenient location.
The prime office rent in the town was approximately £25 per square foot.
In 2017, the commencement of a major transformation of Bracknell town centre began to rejuvenate the area, and in 2021, it was still ongoing.
Eli Lilly’s 42,500 square foot acquisition of 8 Arlington Square was the largest letting in Bracknell in 2020.
And one of Bracknell’s biggest office lettings of 2022 was the agreement to rent the 9,848 square foot fourth floor at Three Arlington Square. It was acquired by the online training company, iHasco.
Headline prime office rents in 2022 remained at £30 per square foot.
In June 2025, it was reported that office demand remained subdued in Bracknell. Total take-up by way of office lettings in 2024 was just 31,000 square feet, the lowest on record and a third of the 10-year annual average.
The majority of the deals in the first half of 2025 were sub-5,000 square feet, including telecoms service provider Connect 44 acquiring 3,000 square feet in One Arlington Square, where Vail Williams and Fryer Commercial acted as joint agents, and financial advisor Flying Colours agreeing to rent 3,500 square feet in Greenwood, where Bray Fox Smith and Fryer Commercial acted as joint agents.
72 per cent of 2024’s total take-up was made up by two sizeable Grade A deals that were completed in Q4 of the year.
Pharmaceuticals company Sandoz agreed to rent 10,000 square feet at Maxis 1 on Bracknell Business Park, and premium serviced office provider NewFlex acquired 12,000 square feet at ONE Lexicon in the town centre for its brand, The Quad. All other office lettings in 2024 were below 3,000 square feet.
In June 2025, overall supply stood at a record 806,000 square feet, the equivalent of 26 times 2024’s take-up. Prime Grade A space accounted for 41 per cent of the total supply, with 186,000 square feet available at Arlington Square.
In June 2025, Bracknell’s prime headline rent stood at £31.50 per square foot, which was confirmed when Connect 44 signed its lease at One Arlington Square.
Unlike many other UK office markets, it was expected that headline rents would remain stable due to supply outweighing demand and likely incentives offered by landlords seeking to secure tenants in existing best-in-class office buildings.
