History & Geography

Potters Bar sits a mere 18 miles north of central London amid the countryside of Hertfordshire in southeast England. Potters Bar is thought to have derived its name from a Roman potter that was on the site, however, some believe it is from a local family named Pottere. The town lies off the Great North Road, which has been an important influence on its history. Despite its strategic location, Potters Bar remained a fairly small village until the advent of the Great Northern Railway in 1850. It is now one of London’s most popular commuter towns.

Economy

Potters Bar functions primarily as a residential town with many of its working population commuting into London every day. Because London and its surrounding airports are so close and the town has such excellent transport links, it has become one of the most popular towns in London’s commuter belt. Potters Bar also has a thriving high street with a multitude of shops and boutiques as well as a selection of restaurants, bars and clubs catering to the town’s residents as well as visitors.

In Januar 2024, it was announced that Google was to open a £790 million data centre in Waltham Cross which is just under 8 miles away from Potters Bar and just 20 minutes away on the M25 motorway that connects the towns.

Google purchased the 33-acre site in 2020 and, once live, the server farm will help power popular digital services such as Google Cloud, Workspace (including Gmail, Docs and Sheets), Search and Maps for people and organisations worldwide.

Google and Alphabet president and chief investment officer, Ruth Porat, stated “This new data centre will help meet growing demand for our AI and cloud services and bring crucial compute capacity to businesses across the UK while creating construction and technical jobs for the local community.” It was also added by Google that the facility would use the heat generated by the site to benefit homes and other businesses in the local community. 

Culture

Potters Bar is a fairly popular destination for those living in London and the surrounding area. The countryside around the town has several well-used hiking routes and the town itself has several recreation facilities including a swimming pool, theatre and cinema. Several episodes of the comedy Little Britain were filmed in the town in 2005.

Transportation

Potters Bar is served by the M25 motorway as well as the A1. The town’s railway station, Potters Bar Railway Station is connected by First Capital to the suburbs of North London and then terminates at Moorgate Station or Kings Cross. It also connects to Peterborough, Cambridge and Letchworth Garden City. The London Underground station, Cockfosters, is only 2.5 miles south of the town. In 2002, a train heading northbound derailed while travelling at high speed, killing seven people and injuring ten more. Potters Bar also has a busy bus depot which serves both the local area and has connections to London.

Office space to rent in Potters Bar

In 2013 (when we first started writing this report), Potters Bar did not have a great deal of Grade A office space in the centre of town, however, there were several well-equipped business centres located across from the main railway station as well as several office parks in the area. The prime rent for office space in the centre in that year was approximately £28 per square foot per annum.

Ten years on, in 2023, there is no brand new Grade A office space in Potters Bar. Several office buildings are offering refurbished space that has been finished to a good standard with rents reflecting the location, quality, and amenities.

Examples include Wyllyotts Place – the whole building provides 3,663 square feet of space with car parking. The self-contained building is air-conditioned throughout and the rent is advertised at just over £24.50 per square foot plus a service charge.

And Knuway House on Cranborne Road in Potters Bar EN6. The self-contained first floor was on the market in April 2023 and offers 1,149 square feet. The tenant will also enjoy the use of 4 car parking spaces. It was being marketed with an office rental rate of just over £20 per square foot plus service charge.

Some of the highest quality office space in Potters Bar is currently provided by the flexible workspace market.

Serviced office providers and coworking space operators rent floors in buildings such as Maple House on Potters Bar High Street and then install a manned reception area, meeting rooms that can be hired when needed, super-fast wifi, kitchen areas, event space, printing and scanning equipment, and they install customer and IT support teams.

The occupier then rents a fully-furnished private serviced office with the exact number of desk spaces required. The offices are held on short-term licences and the pricing is all-inclusive.

In April 2023, offices at Maple House were available at £300 per desk per month.
