Swindon welcomes ‘major office investment’

[Published in October 2010 and last updated June 2026] A number of businesses and interested observers have welcomed news of a series of planned investments into office space refurbishments in the southern English town of Swindon.

The town is only 80 miles or so west of central London and is seeing some of the country’s largest property investment groups take a serious interest in its office space markets as the year goes on.

Indeed, the UK Commercial Property Trust (UKCPT) looks set to undertake a major overhaul of thousands of square feet of office space at Falcon House, a 50-year-old building that was once home to Zurich Insurance Group.

Ignis Real Estate is advising the trust on its investment, and the company recently indicated to Swindon Business News that 45,000 square feet of newly refurbished grade-A office space should soon be available at the Falcon House site.

“We are now looking to secure a pre-let either for the entire space or for individual floors of 7,500 square feet,” explained Robert Boag from Ignis.

Meanwhile, the UKCPT’s development manager, the Shearer Property Group, welcomed the planned office space investments as evidence of the resilience and growing strength of Swindon’s commercial property markets.

The UKCPT, which claims to be the largest organisation of its kind in Britain, raised around £150 million for new investments earlier this year through a share placement on the London Stock Exchange.

Editor’s notes: Zurich opened its £37 million UK headquarters, Unity Place, in April 2013. The building provides space for 1,000 staff and has achieved BREEAM ‘Excellent’ accreditation for its environmental credentials.

In September 2022, Swindon Council announced that Zurich’s former headquarters, Falcon House, would be converted into 65 luxury apartments as part of an 18-month project.

In January 2026, it was reported that after some delays, the project to convert Falcon House into new homes was underway again following the completion of works to upgrade the building’s façade.
