Why it Pays to Compare the Whole Waterloo Flexible Office Space Market?

When looking to rent office space in Waterloo, it is important to know all the flexible leasing and licensing options available to a company.

There are conventional leased offices for rent in Waterloo that are available on short-term leases with regular break options, and these will often come with rent-free periods and other incentives for office occupiers.

There are also flexible office licences available that offer all-inclusive pricing, monthly billing cycles, and the ability to change office suites mid-term to allow for changes in team sizes due to remote working and other models of flexible working.

These flexible contracts are classed as easy-in and easy-out because they generally provide more agility to a business than a traditional office lease.

These business space solutions are popular with a wide range of occupiers, from fast-growing technology start-ups to well-established businesses. In March 2026, it was reported that electronic retailer Currys would triple its footprint at WeWork’s flagship location at 10 York Road in Waterloo.

The firm positions its UK headquarters at WeWork and would expand from 6,700 to 18,200 square feet of workspace.

There are also sub-leased offices and assignments from existing occupiers looking to downsize their office space footprints.

The traditional leasehold office market in Waterloo remains strong and active.

In August 2026, HB Reavis revealed its plans to create One Waterloo, a mixed-use residential, hotel, office, retail and student accommodation by transforming an existing property.

The developer planned to redevelop the 945,000-square-foot Elizabeth House into two new hotels, student homes, a build-to-rent (BTR) scheme, a leisure space with retail and food and beverage offerings, and high-quality office space.

The proposal suggested that 10 per cent of the scheme’s office element would be low-cost.

The masterplan includes a public square and three new pedestrian routes between York Road, The Curve, Leake Street, the South Bank and Waterloo Station.

As a retrofit scheme, One Waterloo would seek to achieve net zero carbon in construction and operation. Compared with a demolition and new-build approach, the plan would target embodied carbon cuts of 75 per cent.

One Waterloo was expected to be delivered three and a half years after it receives planning permission.

We can also arrange office viewings if you wish and help you negotiate the very best workspace deal on your terms.

We are regulated by RICS, so we are independent and impartial, and our office search and tenant representation services are always FREE.
