Work to start on Clyde Gateway office build

[Published in 2013 and updated August 2024] Morgan Sindall has been officially enlisted to build a new set of offices in Glasgow as part of the Clyde Gateway regeneration effort that is among the largest currently on-going in the UK.

The construction company is now set to begin work on what will be a £24 million office space development along the banks of the River Clyde in Dalmarnock.

A total of 120,000 sq ft of Grade A office space will be added to stocks in Glasgow as a result of the endeavour, which is being funded primarily by the Scottish government.

“There is a desire for high-quality and well-connected office space in the area and the new development, with its riverside location will no doubt attract further investment to the business district,” said Eddie Carr, area director at Morgan Sindall.

“These offices will be built to the highest possible standards and such a fantastic waterfront location, with superb links to the motorway network and to an extensive public transport system, is certain to generate a huge interest and attract a significant and influential tenant,” said Neil McDonald, chair of the Clyde Gateway project.

Current expectations are that the £24 million offices will be completed by October 2014 and it is anticipated that roughly 900 people will start working from the site soon after. It is hoped that successful completion of the building will make Dalmarnock a more attractive part of Glasgow for businesses and for property developers.

“It is the hope of everyone involved in Clyde Gateway that this will be the first of what will become a number of major office blocks flanking the banks of the Clyde in Glasgow and South Lanarkshire over the coming years,” said McDonald in a recent statement on the subject.

Editor’s Notes: In February 2022, it was announced that two key office buildings at Clyde Gateway were sold to M7 Real Estate and overseas investors in a joint venture.

The buildings sold were the Albus building in Bridgeton and One Rutherglen Links located near Rutherglen town centre.

One Rutherglen Links is tenanted by facilities-management company SPIE and multidisciplined services provider Clear Business.

The Albus Building’s tenants include IT support company Cloud Cover IT, independent media organisation Peebles Media Group, and high-profile creative agency MadeBrave.

Clyde Gateway was represented by Scotland-headquartered commercial real estate specialists Ryden and international solicitors Dentons.
