Hammersmith to get new office space

[Published March 2011 and last updated July 2026] The go-ahead has been given for the building of two new buildings in Hammersmith that will provide 25,000 square feet of new office space between them.

Located near the Hammersmith and City Underground station, on a site which currently has two car parks, the two buildings, eight and ten storeys high, will be designed to give off 20 per cent less CO2 than regular buildings.

Architect outfit BFLS are to design the buildings for Development Securities.

Local campaigners had objected to the project, saying that it would not provide enough public space.

Melanie Whitlock, chairman of the Hammersmith Society, told the Fulham Chronicle: “It is deplorable that this has been allowed to happen. Community space is fast disappearing in the area.”

Despite a sustained campaign against the buildings, Hammersmith & Fulham Council has approved the plans.

Simon Hesketh of Development Securities said: “We are very pleased that our revised proposals have been welcomed by the London Borough of Hammersmith & Fulham.

“The plans evolved with the benefit of detailed and ongoing consultation with planning officers and forums as well as residents and interest groups and the local community. We are confident that our scheme will be well received by the occupier market and anticipate that the first phase will start on site later this year.”

In addition to office space, the two new buildings will have a variety of restaurants, cafes and bars.

Currently, Coca-Cola, Halcrow Group Limited, Bechtel and L’Oreal are among those with headquarters in Hammersmith.

BFLS has also recently won planning approval to construct a groundbreaking new eco-village in Cornwall. The village will be built in Millendreath, a valley in South Cornwall, which is about 90 acres in size.

The project will include holiday homes, hotels, leisure and retail facilities. It will be built on the outline of a traditional Cornish fishing village and will be sustainable, designed to emit less CO2 than usual.

Editor’s notes: The 14,000 square metre 10 Hammersmith Grove was the first building to complete on the former NCP site and opened its doors in June 2013.

Following completion, the office was fully let to 4 tenants: Fox, UKTV, Philip Morris and Accor. The property was subsequently sold.

The 20,783-square-metre 12 Hammersmith Grove was completed in 2016.

As of May 2023, office space was available to rent at 12 Hammersmith Grove under an assigned lease from an existing tenant.

As of July 2026, there was 827 square metres (8,899 square feet) of office space available to rent at 10 Hammersmith Grove.

At 12 Hammersmith Grove, a wide range of flexible office space and workspace solutions were offered by flex space provider Spaces over three floors of the property.

Sports streaming platform DAZN also rented the 6th floor at the property.
