London office building close to full occupancy

[Published May 2011 and updated June 2023] The recently completed Angel Building in London is almost fully occupied, it has been announced.

Online travel outfit Expedia is said to be on the verge of leasing 80,000 square feet of office space in the Islington building. And building management company NG Bailey will lease 17,000 square feet on the Angel Building’s third floor.

Designed by AHMM architects, the six-storey Angel Building was completed in October of last year and is managed by landlords Derwent. It has a total of 268,000 square feet of office space.

Cancer Research is another outfit to have leased spaced in the building, taking 140,000 square feet of office space.

In a recent public statement, Derwent CEO John Burns highlighted the strong takeup of office space in the Angel Building as particularly important to the company.

He said, “The central London office market continues to perform strongly. We have made excellent progress on lettings, especially at the Angel Building, and we are advancing projects in the development pipeline.

“We are seeing increased opportunities to add to our portfolio and, underpinned by the capital raising we have announced today, will continue to pursue these. We remain confident of the prospects for our operating market.”

The Angel Building earned a commendation in the Civic Trust Awards this year for its outstanding design. Based on the point where City Road meets Pentonville Road, the Angel Building is actually a massive refurbishment of an already existing building.

AHMM architects reused the existing concrete frame of the old building and simply rewrapped it with energy-efficient glazed skin, thus extending the building’s envelope to create a smoother integration with the surroundings. It also features an open courtyard which has been enclosed to make an internal, top-lit public room which AHMM stated ‘acts as the heart of the building’.

The Angel Building achieved full occupancy through office leasing deals within 13 months.

As of June 2023, Expedia occupied the entire office element on a lease that runs until 2030 with no break options.
