Serviced offices ‘helping fledgling firms’

[Published February 2011 and last updated June 2026] Serviced office space in Belfast is helping fledgling companies in Northern Ireland establish a presence in the country’s largest business district, according to reports.

Local expert Mark Carron is convinced of the popularity and effectiveness of serviced offices in helping small businesses get their operations off the ground.

“There appears to be a growing demand for this type of office accommodation offering an easy set-up, flexible leasing terms, no service or repair charges to list just a few of its benefits,” he told the Belfast Telegraph.

The financial burdens associated with a move to serviced office space can also be lighter than those of traditional leasehold properties, which can work in favour of smaller firms keen to keep their overheads to a minimum.

A consultant for the locally-based real estate advisor Osborne King, Mr Carron was speaking after deals were successfully negotiated on 22,000 square feet of serviced office space at a single site in the centre of Belfast.

The seven-storey office block at 20 Adelaide Street in the city’s main business district is to be occupied and sublet by the serviced office supplier Abbey Business Centres.

Osborne King’s outlook for the Belfast office market in 2011 revealed some concern over the prospect of diminished demand from the public sector but there were some positive signs from the private sector, with sizeable rental deals agreed with the New York Stock Exchange and Grafton Recruitment in recent months.

20 Adelaide Street was not one of the properties acquired, as this was taken over by Premier Business Centres, which, as of May 2023, were not operating and hadn’t been for some time.

Office space remained available at 20 Adelaide Street, but on a leased offices basis, with deals being completed in May 2023 with both Treliant and Wellington IT signing 10-year leases.

Flexible serviced office space was available at another property on Adelaide Street, offered by Belfast flex space provider Titanic Suites  

The experienced operators offered highly equipped, modern workspace solutions within a former linen mill, such as furnished serviced office suites, meeting rooms, and interview studios.

As of June 2026, there was up to 19,784 square feet available to lease at 20 Adelaide Street, with suites ranging from 2,326 square feet.

The rent was quoted at £22 per square foot per annum.
