History & Geography
Rickmansworth lies in the heart of the Three Rivers district in the county of Hertfordshire. The town is positioned directly to the north of the River Colne and the Grand Union Canal. Rickmansworth is also within walking or cycling distance of the River Chess. Rickmansworth derived its name from the Saxon name ‘Ryckmer’, the local lord, and the term ‘worth’ meaning stockade. The original parish of Rickmansworth was formed by Moorpark, Batchworth, Chorleywood, Mill End and West Hyde. The town grew significantly with the advent of rail and the construction of Rickmansworth station on the Metropolitan line of the London Underground. Later, when the Grand Union Canal was built by amalgamating several existing canals, Rickmansworth’s population swelled further, and the town prospered.
Economy
Rickmansworth’s traditional industries were corn milling, papermaking, brewing, silk weaving, and the cultivation of watercress. All of these industries have long since left the town, except for watercress. There are numerous watercress beds along the town’s rivers and streams, and the plant is still cultivated extensively. However, currently, Rickmansworth functions mainly as a commuter town, with many of its residents working in central London. Recently, Rickmansworth was recognised as one of the top ten neighbourhoods with the highest quality of life according to government statistics.
Tourism & Culture
Rickmansworth, dubbed ‘Ricky’ by its denizens, has a multitude of attractions for visitors. Many enjoy cycling along the towpath of the Grand Union Canal and hiking in the River Chess Valley. Every year, the town celebrates ‘Ricky Week’ in May, which is closely followed by the Rickmansworth Festival, organised by the Rickmansworth Waterways Trust and celebrates the role canals have played in the town’s heritage. The town is also known for its frost hollow, which prevents the drainage of cold air from a certain part of the valley, resulting in the largest daily temperature range in the country.
Transportation
The town is served by Rickmansworth Station, a London Underground and National Rail station. As one of the few underground stations beyond Greater London, Rickmansworth Station lies in Travelcard Zone 7. The town itself is served by a bus network that connects it to several surrounding towns and London.
Office space to rent in Rickmansworth
In 2012 (when we first started producing this report), Rickmansworth had a fairly small amount of office space, as it is primarily a residential town with a status as a commuter town feeding London. The centre of Rickmansworth had primarily Grade B office space; however, there were several office parks nearby, surrounding Watford, that sit approximately 20 minutes away.
In 2023, there was still no brand-new Grade A office space in Rickmansworth; however, there was a range of second-hand Grade B office spaces of varying standards.
Trinity Court on Church Street, for instance, sits on a tranquil canal side position on Batchworth Island, just a 5-minute walk from Rickmansworth town centre and mainline and underground stations.
This has been fully refurbished and remodelled to create a high-quality workspace, and the available 5,711 square feet was being marketed at £32.50 per square foot.
Another converted property is the Old King’s Arms on Church Street in Rickmansworth. The self-contained property offers 1,027 square feet of space, with car parking, and was quoted at just under £34.50 per square foot.
Another converted building being marketed was Batchworth Lock House, a Grade II-listed period building overlooking Batchworth Lock. The self-contained building offers 957 square feet over three floors. The quoted rental rate was £24 per square foot.
In 2026, second-hand Grade B office space was available across a range of properties on Church Street, many of which offered car parking. These were being marketed at around £28 per square foot.

In Q4 2025, Hertfordshire leased office agents and chartered surveyors Nicholas & Co. reported that the Hertfordshire office market was continuing to experience subdued activity with high vacancy levels persisting across much of the county.
The overall market vacancy level was 7.5 per cent, significantly higher than the pre-pandemic average of around 2 per cent. This trend reflects a continued rebalancing of occupier demand, shaped by long-term changes in working patterns, a preference for best-in-class space, and an ongoing reduction in occupier footprints.
It was also reported that Q3 net absorption across the market totalled just 612 square feet.
