Real estate investment management firm Prupim is to demolish Brazennose House in Lincoln Square and build a new building with 150,000 square feet of office space.
The council said it expects to decide on the plans by early autumn.
William Rooke, Development Manager at Prupim, said: “This site provides yet another jigsaw piece in support of the city’s regeneration strategy and inward investment objectives. The influx of some 1,250 new employees in the redeveloped Brazennose House will have a hugely positive regenerative effect on this important commercial area; the area is now looking tired and has, to a certain extent, evolved predominantly into a through-route.
“As well as meeting the next wave of demand for prime office space and headquarters for corporate occupiers in the city centre, this area will be reinvigorated by much-needed improvements to the public realm of Lincoln Square and with the new piazza. We want to create a destination for business, fitting for the scheme’s prime city centre location.”
No major speculative office developments have been initiated in Manchester since the recession hit.
A new office block, with 270,000 square feet of space, is to be built in St Peter’s Square.
Property developers Argent are behind the project, dubbed One St Peter’s Square.
Allied London Properties will also fund a new office block at 1 Hardman Square, with 350,000 square feet of Grade A office space. Union Investment Group, based in Germany, are also part of the deal.
Editor’s notes: The demolition of Brazennose House was completed in 2018. John Matthews Architects designed the new property, named The Lincoln, which delivered 110,000 square feet of office space and a 5th-floor roof garden.
As of July 2023, 92,969 square feet of office space was available to rent at The Lincoln, with suites starting at 14,155 square feet.
The BREEAM ‘Excellent’ building boasted an EPC A rating.
In late July 2023, it was announced that flexible office provider Cubo Work was to be The Lincoln’s first office tenant and had signed for 30,000 square feet on a 12.5-year lease. The flex space company would provide Hot Desks, Designated Desks, Private Offices and its Cubo Studio product at the property.
One St. Peter’s Square was completed in April 2014, offering 271,000 square feet of BREEAM ‘Excellent’ Grade A office accommodation. As of July 2023, the building was occupied by Addleshaw Goddard, CBRE, DLA Piper, Irwin Mitchell, KPMG, Mazars and WeWork, and there was space being marketed at the property.

In June 2024, Cubo agreed to take a 12.5-year lease on Manchester’s 60,000 square feet No. 1 Spinningfields site, vacated by WeWork.
The space, owned by Schroder Investment Management, spans three floors and offers over 1,100 desks. The move created Cubo’s second flex space offering in Manchester.
In April 2013, Prupim announced it would be renamed M&G Real Estate.
In July 2026, it was reported that Northtree had purchased The Lincoln for £55 million in one of the largest investment deals of the year.
M&G achieved its quoted price for the scheme, which was fully let to global management consultancy Alvarez & Marsal, which followed Cubo into the Manchester office building, signing a 10-year lease on 14,000 square feet in late 2023 before taking an additional 9,300 square feet the following year.
The Professional Footballers Association and technical professional services firm Jacobs arrived in 2024, taking a combined 28,000 square feet. Jacobs increased its footprint by another 9,000 square feet earlier this year, bringing its Lincoln office to 30,000 square feet.
