Why it Pays to Compare the Whole Farringdon Flexible Office Space Market?

Flexible serviced offices have come a long way since their introduction in the 1980s. They were once just an alternative to a business centre in a hotel or a coffee shop, where you could check emails, make a private call, or hold a meeting.

In August 2025, it was reported that the joint landlords of 19 Charterhouse Street, BNF Capital and Morgan Real Estate, successfully obtained permission to redevelop the property into 85,000 square feet of grade-A office space and 8,500 square feet of retail space. Much of the office space will be available directly from the landlords on leasehold terms.

There is also a growing workspace category that sits somewhere between flexible workspace and traditionally leased space, encompassing various forms of managed space and fitted offices.

In April 2026, Great Portland Estates (GPE) reported that it had fully let its SIX St Andrew Street office building in Farringdon following the signing of an unnamed AI firm for the remaining 11,680 square feet of space on the third and fourth floors.

SIX St Andrew Street is an example of a fully managed building and offers eight floors of fully managed office space, plus a boardroom, communal lounge, rooftop terrace and wellness studio.

At the time of the deal, GPE reported that it had completed 19 deals in its fully managed portfolio in the previous quarter, and another seven were under offer.

The firm said it had seen strong momentum across its fully managed portfolio in the final quarter of the financial year, with record levels of viewings and enquiries and 19 deals completed, with another seven currently under offer.
