Plans submitted for new office suites in Salford Quays

[Published October 2010 and updated January 2026] Plans have been submitted for a range of new office suites in an area of Salford Quays being promoted as MediaCityUK.

There have already been a number of new office spaces made available for rent around the site, which the Peel Group has earmarked for the latest in a long line of local development projects.

In fact, the level of development activity around MediaCityUK in recent years has been such that several thousand construction staff have been working out of several buildings, and Peel now intends to convert them into high-quality office space.

The building to which the company’s recently submitted plans refer is known as the Greenhouse, and the site is intended to soon be home to a number of relatively small creative businesses ready to take advantage of the ever-expanding media resources nearby.

“[The Greenhouse] is located less than a minute’s walk from the new tram terminus at the heart of MediaCityUK and complements the media hub we’ve created at The Pie Factory,” explained Stephen Wild, managing director of real estate for Peel Media.

“It is an ideal solution for small companies looking for a cost-effective and flexible way to be part of the MediaCityUK environment”.

Peel describes MediaCityUK as being the largest purpose-built media community in Europe, and the group has so far invested close to £500 million in the first phase of development.

Elsewhere in north-west England, the same organisation has been among the primary instigators of the Wirral Waters scheme, which recently received local planning permission and is set to deliver 400,000 square feet of new office space on Merseyside.

Editor’s notes: In April 2023, space was no longer available at The Greenhouse; however, a diverse range of flexible office space and workspace solutions, as well as leased office space, was available throughout the 200-acre scheme operated by Peel Group.

Space was available in office buildings at MediaCityUK, including Arrive, Digital World Centre (DWC), Orange, Quay West, and The Nest.

In December 2025, it was reported that Peel Waters had submitted plans to Trafford Council for its Manchester Waters island development. Plans for the scheme included 2,600 homes, a hotel, flexible workspace, retail, leisure and event space and a new five-acre waterside park as part of the regeneration of Pomona Island.

The plans would regenerate the remaining 25 acres of brownfield land at the site and would also include student, care and elderly living accommodation.

Peel Waters is the Peel Group’s waterside regeneration arm, with a UK-wide portfolio of developments from Glasgow to Chatham, with a concentration in the north west of England from Manchester to the Mersey.

As of June 2026, there was no update on the status of the planning application for Peel’s Manchester Waters scheme that included turning the “forgotten” Pomona Island into the heart of a new ‘Island District’.
