Dubbed Indigo Blu, the £7 million building features 10,173 square feet of office space on the lower floors and 46 apartments in the rest of the building.
Designed by the architecture firm 2B, the building features a residential section wrapped in pale blue glass panels supported by a larger section which houses the office space.

Glenn Levison, partner with property consultants Sanderson Weatherall, told the Yorkshire Evening Post (YEP): “Market conditions are tough, and there are very few buildings that are under construction. I think, from the location, that we will find someone.
“I think this will appeal to a wide range of people. We will target far and wide. It is going to attract people who want to be out of town but still want the benefits of being able to get into town.”
According to Merin Properties, the building was completed 12 per cent under budget.
Don Little, managing director of Merin, told the YEP: “The completion of Indigo Blu is a real achievement, and we anticipate it will provide a springboard for the revival of the area. The plans for the South Bank including the proposed City Centre Park will irreversibly change the landscape of Leeds city centre.”
He added that the proximity of Indigo Blu to the city centre, the Clarence Docks, and the motorway network was another advantage.
Currently, the service sector is the dominant industry in Leeds, which is one of the largest financial centres in the UK outside London. Retail, call centres and media have all also been growing.
In 2003 Leeds was voted ‘Britain’s Best City for Business’ by Omis Research.

In September 2020, revised plans for the Leeds City Centre Park known as ‘Aire Park’ were revealed; the 24-acre scheme would be located just a few minutes from Indigo Blu.
The £350 million scheme would boost the Leeds South Bank regeneration and could double the size of Leeds city centre.
It was reported in October 2024 that plans had been submitted on behalf of developer Vastint UK for the final masterplan phase of Aire Park. The plans included 502 high-quality homes, including affordable housing, over 20,000 square feet of flexible, ground-floor space for leisure use, including cafes, restaurants and cultural activities, and a new 353-space multi-storey car park.
In June 2026, the Yorkshire Evening Post reported that the 7-storey Kellstone office building of which nearly two-thirds had been pre-let to legal firm Eversheds Sutherland, had reached practical completion.
Kellstone would join office buikldings 1 and 3 South Brook Street which completed in 2025. As of July 2026, Colliers was marketing between 3,821 and 180,736 square feet of office space for lease between the two properties.
As of July 2026, the 4,242 square feet of office space was available to rent at Indigo Blu.
