History & Geography
Potters Bar sits 18 miles north of central London amid the countryside of Hertfordshire in southeast England. Potters Bar is thought to have derived its name from a Roman potter who worked on the site; however, some believe it is named after a local family named Pottere. The town lies off the Great North Road, which has been an important influence on its history. Despite its strategic location, Potters Bar remained a fairly small village until the advent of the Great Northern Railway in 1850. It is now one of London’s most popular commuter towns.
Economy
Potters Bar primarily functions as a residential town, with many of its working population commuting into London every day. Because London and its surrounding airports are so close and the town has such excellent transport links, it has become one of the most popular towns in London’s commuter belt. Potters Bar also has a thriving high street with a multitude of shops and boutiques, as well as a selection of restaurants, bars and clubs catering to both town residents and visitors.
In January 2024, it was announced that Google would open a £790 million data centre in Waltham Cross, just under 8 miles from Potters Bar and 20 minutes away via the M25 motorway that connects the towns.
Google purchased the 33-acre site in 2020 and, once live, the server farm would help power popular digital services such as Google Cloud, Workspace (including Gmail, Docs and Sheets), Search and Maps for people and organisations worldwide.
Google and Alphabet President and Chief Investment Officer Ruth Porat said: “This new data centre will help meet growing demand for our AI and cloud services and bring crucial compute capacity to businesses across the UK while creating construction and technical jobs for the local community.” Google also noted that the facility would use the site’s heat to benefit local homes and businesses.
Culture
Potters Bar is a fairly popular destination for those living in London and the surrounding area. The countryside around the town has several well-used hiking routes, and the town itself has several recreation facilities, including a swimming pool, theatre and cinema. Several episodes of the comedy Little Britain were filmed in the town in 2005.
Transportation
Potters Bar is served by the M25 motorway as well as the A1. The town’s railway station, Potters Bar Railway Station, is connected by First Capital to the suburbs of North London and then terminates at Moorgate Station or King’s Cross. It also connects to Peterborough, Cambridge and Letchworth Garden City. The London Underground station, Cockfosters, is only 2.5 miles south of the town. Potters Bar also has a busy bus depot, which serves the local area and connects to London.

Office space to rent in Potters Bar
In 2013 (when we first started producing this report), Potters Bar did not have much Grade A office space in the centre of town; however, there were several well-equipped business centres across from the main railway station, as well as several office parks in the area. The prime rent for office space in the centre in that year was approximately £28 per square foot per annum.
Ten years on, in 2023, there was no brand new Grade A office space in Potters Bar. Several office buildings offered refurbished space finished to a good standard, with rents reflecting the location, quality, and amenities.
Examples included Wyllyotts Place – the whole building provided 3,663 square feet of space with car parking. The self-contained building was air-conditioned throughout, and the rent was advertised at just over £24.50 per square foot plus a service charge.
And Knuway House on Cranborne Road in Potters Bar, EN6. The self-contained first floor was on the market in April 2023 and offers 1,149 square feet. The tenant would also enjoy the use of 4 car parking spaces. It was being marketed with an office rental rate of just over £20 per square foot plus service charge.
Like many office markets in Hertfordshire, Potters Bar has a relatively high level of secondary office space, and, due to a general flight to quality by occupiers seeking high-quality office space with strong ESG credentials, there is little demand for this type of space.
As such, in 2025, the market saw a shift towards reducing Grade B office stock. A key example of this was regional housebuilder Chase New Homes purchasing a 4.5-acre brownfield site fronting the High Street.
At the time of the purchase, the site comprised two large office blocks, the six-storey Canada Life Place and the 13-storey Maple House, together with 11,400 square feet of mixed-use buildings, including two parades of shops with flats above, a 5,000-square-foot car wash facility, and a large car park.
The landmark site had been allocated for mixed-use development in Hertsmere Borough Council’s draft Local Plan to potentially include up to 265 homes, including 90 affordable homes, and approximately 27,000 square feet of brand new office space and retail space.
Advised by Savills, the site owner, Canada Life, agreed on a deferred completion date in 2026 with Chase New Homes.
In 2026, self-contained secondary office space such as that at 23 Station Close was being marketed at £24.15 per square foot per annum.
