The building has 216,172 square feet of office space and is located in Temple Quay, the city’s newly developed central business district. The law firm Burges Salmon has let 81 per cent of the office space for 20 years.

Franck Ruimy, CEO of Aerium, was quoted in Property Magazine: “We are very pleased to have announced the acquisition of this prestigious property in partnership with our capital investors from the Middle East. This is a significant purchase outside of the Central London market of a very high-quality, trophy asset.
“All core UK business markets are beginning to show a reduction in the supply of prime stock coming onto the market, which will further support the underlying demand for space in this type of asset and therefore steady rents going forward.”
Other companies occupying Grade A office space in Temple Quay are DEFRA, Bristol & West, BT and Osborne Clarke. The second phase of Temple Quay is still currently under construction, but will eventually offer 650,000 more square feet of office space and 500 new homes. Additionally, waterfront restaurants, bars and cafes will be part of the new phase.
In 2009, the developer of One Glass Wharf, Castlemore, went into administration while the building was still being constructed. Subsequently, PricewaterhouseCoopers, Burges Salmon and Lloyds TSB joined forces to ensure the project’s completion.
Castlemore, then one of Britain’s biggest property-developing firms, collapsed in February 2009, with founder Grahame Whateley blaming the banks and the financial crisis. Castlemore was also behind the development of 40 Holborn Viaduct in London, which boasts 178,000 square feet of office space. The developer was also forced to abandon a £275 million regeneration scheme in Leeds.
Editor’s notes: In March 2021, it was announced that Knight Frank Asset Management had won the contract to manage the entire Aerium commercial property portfolio, which also included Herbal House in Clerkenwell, EC1; 24 Savile Row, W1; and One Central Square in Cardiff.
In January 2026, Burges Salmon announced it was renewing its lease and expanding its footprint to occupy the entire 216,172-square-foot One Glass Wharf. The new lease was due to expire in 2045.
As part of the deal, new owners Mapletree would undertake a multi-million-pound refurbishment of the property to deliver significant sustainability and environmental enhancements, as well as major improvements to the building’s management systems and amenities.
At the time, it was the largest office letting ever completed in Bristol city centre.
Singapore-based real estate developer, investor, and capital manager Mapletree had purchased One Glass Wharf for £105 million in 2016.
