Many landlords who traditionally provided leasehold or leased office space are now also offering non-leased workspace options. We also provide access to these options.
Flexible serviced offices have come a long way since their inception in the 1980s. Whilst the concept remains the same- flexible, easy-in and easy-out monthly contracts, ready-to-go instant office space, the ability to grow and resize workspace footprint at short notice and all-inclusive office rental pricing models- the styling of these office spaces has changed dramatically.
It is now very rare to find two business centres that look the same – flexible office providers utilise architects, interior designers, and even feng shui consultants to create mind-blowing, design-led, flexible boutique workspaces.
Some flexible office operators will use only the best high-end furniture along with the finest fittings and fixtures. Many provide fully bespoke managed office space, with customisation applied to both the design and the flexible contract under which the space is held.
Whilst the flexible workspace market in Covent Garden continues to advance, the conventional leased office market remains robust and active.
In September 2026, it was reported that the Kodak office building on Keeley Street had been placed on the investment market for circa £80 million.
Named after its legacy as the former European headquarters of global technology company Eastman Kodak, the commercial property had been comprehensively redesigned and upgraded to deliver best-in-class workspace, as well as retail space.
When it came on the market, the building, comprising 71,703 square feet of office, retail and ancillary accommodation, was almost fully let, with just one floor vacant and under offer.
Recent lettings at the Kodak building included 2,761 square feet to not-for-profit advertising industry body IAB UK and 8,144 square feet to media agency John Ayling & Associates. Wealth management firm MASECO signed a lease to occupy just under 8,800 square feet in April 2024.
Because of the growing flexible office and workspace market, with options from functional and budget-friendly serviced office space to first-class luxury managed office options, together with a wide range of options from the traditional leasehold market as well as options that sit somewhere between the two, including fitted offices, it is important to have full sight of the workspace options available to a business.
