Many landlords who traditionally provided leasehold or leased office spaces in Southwark are now also offering flexible leasing and non-leased workspace options.

Tenants looking to sublet surplus office space can often offer short-term rental and desk-sharing options, too.

We also provide access to these alternative business space occupancy options.

Why it Pays to Compare the Whole Southwark Flexible Office Space Market?

Demand for office space in Southwark continues to grow, as evidenced by schemes such as Hines’ 18 Blackfriars Road receiving the go-ahead in the first quarter of 2024.

With the services of architects Foster + Partners and Lipton Rogers Developments LLP, the scheme was set to deliver 400 new homes and 800,000 square feet of office space at the time that approval was given.

Among the 800,000 square feet, it was expected that occupiers would find a mix of conventionally rented offices available via traditional leases, first-class, sustainable, and tech-enabled offices, and flexible workspace options such as turnkey offices.

The volume of searches for turnkey offices in Southwark has grown significantly in recent years.

These business space options provide ready-to-go workspace solutions and are also known as plug-and-play office spaces.

The providers of these flexible spaces manage the commercial property’s property and facilities, including utilities, broadband, cleaning, reception and security staffing, telephones, and more.

The all-inclusive monthly licence fee also covers building insurance, service charges (covering the management of common areas, lift maintenance and so forth), furniture, business rates (in most cases), the use of printers, kitchen facilities and various other elements that vary from property to property and provider to provider.

Because these are instant offices, they are also easily adaptable – a business centre will have a range of office suites available for incoming companies, but this also means that it is easy for a company to move to another suite if they find their current office arrangement is too large or too small or not quite the right format.

Flexible office providers can provide fully adaptable workspaces that can be altered by moving partitions or by providing a brand-new office room, suite, floor or wing.

Many providers and operators can also provide offices with storage solutions, meaning a company can rent less office space than it would need in a conventionally leased office arrangement.

There is a wide range of options available in the Southwark office space market, and many are off the market, too – from landlords that normally provide only leased office space for rent to those now offering non-leased offices, and tenant-controlled space with subleasing opportunities.

The traditional office leasing market in Southwark remains active, bolstered by further development.

In March 2026, it was reported that the British Land and AustralianSuper joint venture partnership had won approval for its latest masterplan of the Canada Water development in Southwark.

Located in the Rotherhithe area of the borough, the area was part of the old Surrey Commercial Docks and was linked to the Canadian timber trade in the 19th and early 20th centuries.

The masterplan outlines the 53-acre scheme and the transformation of the area into a mixed-use neighbourhood with space for up to 4,000 homes, 1 million square feet of retail, leisure and cultural space, a new 3.5-acre public park, a town square, 16 new streets, and 2.5 million square feet of office space and workspace.

Approval of the latest masterplan would enable the next phase of development to start on site in 2027.

The first phase of Canada Water, which began in 2021, created office space across three buildings – Dock Shed, Paper Yard and Three Deal Porters – new restaurants, and a state-of-the-art leisure centre for Southwark Council.

The number of business space options across Southwark continues to grow across both the traditional leased and flexible markets. There is also a growing category of workspace solutions that sit somewhere between leased and flexible space, and include products such as branded managed offices and fully fitted offices.

Having a clear view of the fast-growing, evolving market can sometimes be difficult.
