Many landlords that would traditionally provide leasehold or leased office spaces to rent in SoHo NYC are now also offering non-leased workspace options.

Tenants looking to sublet some of their excess office space can often provide short-term office space rental options.

We provide access to these flexible leasing options, too.

Why it Pays to Compare the Whole SoHo NYC Flexible Office Space Market?

The neighborhood of SoHo in Manhattan is occupied by just under 20,000 New Yorkers and is traditionally associated with the creative industries.

For this reason, it is synonymous with artist studio spaces, loft space offices, collaborative coworking spaces, galleries and boutiques. There is also a wide range of event spaces as well an eclectic set of shops, boutiques, bars and restaurants.

Named because it is located ‘South of Houston Street’, SoHo, sometimes written as ‘Soho’, is a popular spot for artists to both live and work in.

Whilst many industries suffered due to the restrictions brought on by the pandemic, it was artists, in particular, that, arguably, suffered the most – suddenly their crafts (if they performed to crowds) were actually deemed to be illegal and so many had to seek out alternative ways to reach their audiences.

The reaction to this was a massive growth in actors, comedians, celebrities and businesses starting podcasts – the ‘pod space’ grew considerably and, post-pandemic, it is expected that there will be continued demand for professional podcast studios in SoHo as artists as well as other professionals look to continue with the growing use of the medium to reach their fans, followers and customers.

An internet celebrity that often operates from SoHo is known by the Instagram handle, ‘DudeWithSign’ – he has amassed a following of over 7 million since he opened his account at the end of 2019.

He regularly posts pictures of himself holding up a rudimentary homemade sign upon which he has written an observational and usually humorous ‘post’. We reposted one of the DudeWithSign posts on The Office Providers’ Instagram page in June 2021.

We found it interesting because it was a time when lockdowns were still in place in many locations. SoHo as in the rest of New York and, indeed, the USA had just participated in the largest homeworking experiment ever conducted.

Businesses and employees alike were considering what the future of work would look like – many had not yet returned to the office – some wanted to get back to the workplace as soon as possible, and some did not.

There were over 4,000 responses to this post. We didn’t analyze all of them but after scrolling for some time, it was clear that a fair few wished to work from home permanently, many wanted to get back to the office to work as soon as possible, and many wanted to ‘WFH’ for just a few days a week.

Our own research confirmed that this was the consensus across most locations – there was a mix of responses, and many businesses and employees were favoring a blended workplace approach with a mix of in-office work and working from home.

The variety of preferences was down to so many various factors ranging from the type of business, age of business, the management structure, location of the physical office and the personal preferences of employers and employees, alike.

Working from home can work fantastically but not so much if the home office is in a noisy neighborhood or the walk-up apartment has no air conditioning and poor WiFi, for instance.

There is a reason why offices with rooftop terraces in SoHo NYC are so popular – the heat can make working indoors quite uncomfortable in the summer months.

There are certain functions of a business that can be performed very well remotely with a distributed team, however, certain tasks that require collaboration such as pitch preparations, hackathons or design projects often require offices in which safe face-to-face work can be done.

Many businesses are now looking at hybrid working solutions which will mean that teams can enjoy the benefits of both worlds and are looking for smaller HQ offices and offices with private secure workspaces for certain projects, quiet and professional coworking spaces and private offices that are also areas for hot desking.

As businesses come to experiment with new working models, some that had occupied traditional office space for rent in SoHo NYC are awaiting exit opportunities in their leases so that they can experiment with new commercial real estate operations models.

Many are looking for offices that are available on flexible contracts so that they can enter and exit the occupational agreements with ease and resize their footprint in line with changing needs.

The demand for flexible space options to use as testing beds is being met with a growing supply of non-leased agile office and workspace options in SoHo NYC which is excellent for the tenant, however, the fast-growing nature of the market can make it somewhat difficult to navigate at times.

This is how we help – we bring together all flexible office space options in SoHo NYC under one metaphorical ‘roof’ – this is actually why we are called The Office Providers.
