The 36-storey building will incorporate grade-A office space coupled with state-of-the-art technology. It will also offer facilities and amenities that enhance occupiers’ experiences and aim to improve the health and well-being of people working in the building.

It will also provide over 1.5 acres of outdoor space and terraces, with balconies on most levels. Public gardens on Level 10 will offer river views over the Tower of London and Tower Bridge.

In June 2024, it was announced that AXA IM Alts had instructed Multiplex, an international construction contractor founded in Australia and headquartered in London, to start building the biodiverse City office tower.

The groundbreaking scheme, which will incorporate 40 occupier terraces and over 70 plant species, is expected to be completed in 2028.

In August 2024, Aviva announced that it planned to double the height and floor space of its proposed 130 Fenchurch Street development, taking it to 32 storeys tall, offering 495,000 square feet of prime office space, with retail, leisure, and cultural space at ground floor level.

It was announced in October 2025 that Aviava had secured consent to develop the scheme. Permission was granted for revised plans for a 34-storey office tower at 130 Fenchurch Street.

The in-situ and vacant 16-storey modernist Fountain House, which was built on the remains of a Second World War bomb site, will be demolished and replaced with the new tower that will provide almost 470,000 square feet of grade-A office space.

Planning officers were quoted as saying the scheme would bolster the Square Mile with “a distinct architectural character” while also improving the surrounding public realm.

The majority of the space on offer at both schemes is predicted to be leased office space for rent, although flexible office space and workspace options will be available, including managed offices.

Whilst rented offices remain popular, there is an undeniable increase in demand from companies seeking business space on shorter contracts and other flexible formats.
