Why it Pays to Compare the Whole Fenchurch Street Flexible Office Space Market?

Space as a service (SaaS) is a relatively new term in the commercial real estate industry and this is because the office occupier market is evolving fast.

Since 2020, the terms, Headquarters as a service (HqaaS) and Workplace as a service (WaaS) have become more commonly used, too.

Office space on Fenchurch Street no longer has to be something that is leased from a landlord for the tenant to effectively manage on their own until lease expiry or a break option is exercised.

Business space, today, can represent more of an ongoing service that is provided by a flexible workplace operator. It can be something that can be tailored right from the start to perfectly match the occupier’s requirements including fit-out, branding, technical specifications, facilities management, technical support and so forth.

It can be something that can also be adapted in line with a business’s needs as the business evolves.

Non-leased office space can be something of an ongoing service whereby the office provider or operator’s team is on-site or at least very close by, at the end of the phone or an email.

Occupiers can rent office space on Fenchurch Street or occupy space with managed facilities.

Of course, conventional office space to rent in Fenchurch Street is still a preferred option for many businesses.

In 2022 for instance, multinational insurance company Aviva chose EightyFen at 80 Fenchurch Street for its new London headquarters after signing a lease for 80,000 sqft.

The 240,000 sq ft building achieved BREEAM ‘Excellent’ and WiredScore ‘Platinum’ ratings and, following that deal, 75% of the office space was let in the building following this deal.

And in May 2024, it was announced that AXA IM Alts had secured a £480 million construction loan to fund the development of its 650,000 sq ft next-generation office building at 50 Fenchurch Street.

The 36-storey building will incorporate grade-A office space coupled with state-of-the-art technology and will also offer facilities and amenities which enhance occupiers’ experience and aim to improve the health and wellbeing of people working in the building.

It will also provide over 1.5 acres of outdoor space and terraces, with balconies on the majority of levels, including public gardens on Level 10 which will offer river views over the Tower of London and Tower Bridge.

It is predicted that the majority of the space on offer will be leased office space to rent although flexible office space and workspace options should be available.

Whilst rented offices remain popular, there is an undeniable increase in demand from companies seeking business space on shorter contracts and other formats that offer flexibility.

The office space market has evolved to not just having to represent bricks and mortar and a legal document – it is something quite different – a service that perfectly suits the unique, evolving and ongoing needs of a successful business.

Like your business, your workspace can be agile to adapt to changing economic conditions. Flex space options allow a business to resize its demise (office footprint) during the term, for instance, and the flexible contracts can be restructured to allow for fluid flexible working models.
