Why it Pays to Compare the Whole West End Flexible Office Space Market?

Office space to rent in the West End of London is highly sought after for many reasons.

The West End is the UK’s largest central business district and a hotbed of activity for central London’s creative and cultural industries (CCI), including publishing, film, gaming, music, and software. Its office space is also popular with other sectors, including banking and finance, professional services and the technology and media sector.

It is home to some of the world’s most famous shopping streets, including Bond Street, Oxford Street, and Regent Street, as well as being the home to London’s fashion industry.

The West End is also home to London’s Theatreland – home to iconic theatres and playhouses that are located throughout Soho and Covent Garden, and other areas that attract stars and audiences from around the globe.

The West End is also home to some of the most expensive commercial real estate in the world. In 2025, for instance, Bond Street was named the most expensive retail location in the world. 

Many of London’s best-in-class offices are located here. These can be found in Grade I and Grade II listed properties with hundreds of years’ worth of character, as well as in brand-new, prime and Grade A offices.

The West End isn’t all about premium office spaces, though, as there are several cheaper, affordable office spaces and workspace options in various districts throughout the West End.

It isn’t all about traditional office space to rent either, as there is a plethora of flexible workspace options that cater to a whole range of requirements.

There are studios, small private offices, large serviced office suites, fitted offices, managed offices and various co-working spaces available too.

The commonalities in these flex space options are that they offer all-inclusive pricing and monthly billing, the ability to resize a workspace footprint during the term of occupation, and the option to extend terms when desired.

Many landlords that would typically only provide leased offices now offer non-leased office options and offices to rent on shorter terms, too. 

The supply of workspace options in the West End continues to grow. In 2022, for instance, Shaftesbury announced it was to redevelop two offices within its Carnaby Street, Seven Dials and Chinatown estate.

The publicly listed real estate investor that was founded 30 years ago was redeveloping the locations to create an extra 27,000 square feet of new office space.

In December 2025, it was announced that developer BEAM had won consent for a mega development at Oxford Circus comprising 800,000 square feet of office space, 102,000 square feet of retail space and 38,000 square feet for cultural and creative uses.

The scheme would transform the 33 Cavendish Square site that had previously been occupied by BHS and the University of the Arts London (UAL), and was dubbed the West End’s largest commercial development in a generation.

In January 2026, it was reported that the largest deal of 2025 in the West End was the acquisition of 124,000 square feet at One Hanover Street by Ares Management from the joint venture between Norges Bank Investment Management (NBIM) and The Crown Estate.

The global alternative investment manager signed a lease to fully occupy the super-prime office space above the iconic Apple store on Regent Street, redeveloped by the JV, creating six levels of high-quality new floorspace as well as a new rooftop pavilion and seventh-floor terrace.

This was also the largest deal in the Core West End Market in the last two years, and the third largest deal ever recorded in the core Mayfair and St James’s submarkets.

It had been reported that in Q3 of 2025, 840,000 square feet of office space had been leased in the West End and that, across London, approximately one third of all transactions in the Q1 to Q3 period had been for fitted offices, highlighting an increased appetite for outsourcing fitting out and the management of space.
