Many landlords that would traditionally provide leasehold or leased office spaces to rent in the City of London are now also offering flexible leasing and non-leased workspace options.
Tenants looking to sublet excess office space can often provide short-term office space rental options.
We provide access to these options, too.
Why it Pays to Compare the Whole City of London Flexible Workspace Market?
It is important to know that you can compare flexible workspaces from all the office providers operating in the market in which you are seeking space.
Office providers, also known as office space operators, office landlords, business centre operators, and flex space operators, provide a wide variety of flex space options. However, it is not always easy to efficiently access and compare all office space options.
This is where we come in — with us, you can compare flexible workspaces from all the office provider brands in the City of London in one place.
Of course, traditionally leased office space remains popular in the City of London, and the market remains strong and active.
In May 2024, for instance, it was announced that Helical had formed a joint venture by selling half of 100 New Bridge Street to Orion Capital Managers.
The JV planned to refurbish the 194,000-square-foot building fully. Initially completed in 1992, it would be returned to its frame, finished with new cladding and remodelled to include two additional floors.
And, in August 2024, London Councils, a cross-party group that represents the City of London Corporation and all 32 London boroughs, committed to renting 10,000 square feet of category-A open-plan office space on a new lease at BNP Paribas Real Estate’s 12 Arthur Street, EC4, close to Bank Station.
In December 2024, the City of London Corporation granted planning approval for what would be the City’s tallest tower and the second tallest in London, matching the height of The Shard.
Plans were granted for the 74-storey 1 Undershaft to be developed between the ‘Gherkin’ at St Mary Axe and The Leadenhall Building, standing 1,016 feet or 309.6 metres tall.
In addition to the 1.66 million square feet of Grade A office space provided, the proposals feature a 10,000 square foot free-to-visit elevated public space and children’s education space at levels 72 and 73.
Plans for 1 Undershaft also feature a unique 27,000 square foot publicly accessible podium garden 130 feet above street level with a striking structural glass floor, complete with food, drink, retail amenities, and cultural attractions across levels 10 to 12.
Construction on the 1 Undershaft skyscraper in London was expected to begin in late 2025 and be completed in 2029.
The City’s ongoing importance means that the variety of workspace options continues to grow, making comparing the market somewhat cumbersome at first sight.
