In December 2024, the City of London Corporation granted planning approval for what would be the City’s tallest tower and the second tallest in London, matching the height of The Shard.
Plans were granted for the 74-storey 1 Undershaft to be developed between the ‘Gherkin’ at St Mary Axe and The Leadenhall Building, standing 1,016 feet or 309.6 metres tall.
In addition to the 1.66 million square feet of Grade A office space provided, the proposals feature a 10,000-square-foot free-to-visit elevated public space and children’s education space at levels 72 and 73.
Plans for 1 Undershaft also feature a unique 27,000-square-foot publicly accessible podium garden 130 feet above street level, with a striking structural glass floor, complete with food, drink, retail amenities, and cultural attractions across levels 10 to 12.
Construction on the 1 Undershaft skyscraper in London was expected to begin in late 2025 and be completed in 2029.
This development activity aligns with the City of London Corporation’s ‘City Plan 2040’, which aims to deliver at least 1.2 million square metres (circa 12.9 million square feet) of additional office space in the City by 2040. This plan for the development of the Square Mile replaces the Local Plan 2015.
As leasing and development activity increases, the variety of workspace options continues to grow.
